When a shingle blows off in a storm or a slow leak finally shows up on your ceiling, you need a crew that answers the phone and shows up β not a call center that puts you on hold. Big Toms Roofing sends licensed, local Annapolis roofers to your door, usually the same day you call.
We built Big Toms Roofing to fix a problem every homeowner in Annapolis has run into: contractors who don't return calls, no-show for appointments, or pad the invoice once the tarp's already on the roof. Our Roof Inspection crews are local, licensed, and accountable β every estimate is in writing before a single shingle gets pulled.
Whether it's an emergency leak at 2am or a planned replacement you've been putting off, Big Toms Roofing brings the same certified crew and the same upfront pricing to every Annapolis job.
A leak that starts as a small stain can rot decking and framing within weeks. Our emergency response teams treat every active-leak call in Annapolis as urgent β temporary stabilization first, permanent fix scheduled right behind it.
A Roof Inspection replacement is one of the biggest investments a Annapolis homeowner makes in their property, and we treat it that way β daily site cleanup, magnetic nail sweeps, and a final walkthrough with the crew lead before we consider the job done.
Downtime costs money, so commercial Roof Inspection jobs get scheduled around your operating hours whenever possible, with clear communication to property managers and tenants throughout the project.
After a wind or hail event, insurance companies want documented proof of damage. Our inspection team photographs and reports storm damage in a format adjusters recognize, which speeds up claim approval.
Poor attic ventilation cooks shingles from underneath and can void manufacturer warranties. Our Annapolis crews balance intake and exhaust ventilation to extend the life of your Roof Inspection system and lower attic temperatures in summer.
Every one of these commitments exists because a Annapolis homeowner asked for it, complained about a competitor's lack of it, or we learned it the hard way.
You'll know the exact scope and cost in writing before work starts, and that number doesn't move unless you approve a change.
Local dispatch means less time waiting and more time getting your roof actually fixed.
Our installers hold current manufacturer certifications, which means your warranty stays intact and the work meets code.
Every completed job comes with a written workmanship warranty separate from the manufacturer's material warranty.
Our team has sat through enough adjuster meetings in Annapolis, MD to know what documentation actually moves a claim forward.
Magnetic nail sweeps and tarp-protected landscaping are standard on every job, not an upsell.
We don't cherry-pick these β they're representative of the calls, texts, and reviews we get after most Roof Inspection jobs in Annapolis.
